I want to talk to you about our “Contingency Buster Plan.” Listings are moving quickly in this current seller's market. This makes things more difficult for today's buyers. There are really two options.

Option one is selling your home and asking for an extended close of 60 to 90 days. This will require that the buyers are flexible. It will give you about two to three weeks to find something that you want to buy and hope everything goes through. It is not an ideal situation because you do have to have both homes close at the same time, which can be difficult.

Your second option is to look for a home first and write a contingent offer. Hopefully the seller will take it and then you can sell your home. This can be tricky if the buyer of your home also has a contingent offer, though.

In this seller's market where homes are selling rather quickly, if you're looking to buy but also have a home to sell, it can be tough.
Neither situation is ideal, so I want to introduce you to our Contingency Buster Plan. This is where either us or one of our investors step in and offer to buy your home. The good thing about this is it’s a win-win situation.

There are no inspections, no appraisals, and no making the house market-ready. This means that you don’t have to declutter, do a deep cleaning, make any repairs, or complete any updates. You also don’t have to worry about all of the showings where you have to be out of your home.
